Welcome to Aiken Horse Country

Aiken, South Carolina is known the world over as the Horse Capital of the South — and once you arrive, it's easy to understand why. The legendary sandy loam soil that cushions every hoofbeat, the mild climate that makes year-round riding feel effortless, the streets where horses have the literal right of way — this is a place where equestrian life isn't just a hobby. It's the whole identity of the town.

I'm Lea McCullough, your equestrian property specialist here in Aiken. I'm a lifelong horsewoman, a trained Life and Business Coach, a former boarding facility owner (Chalice Farms, Port Orchard, WA), and a dressage rider competing on the East Coast with my chestnut gelding, Django. I didn't just relocate to Aiken — I came here because the horse community called to me, and I've never looked back.

When you work with me, you're not working with someone who googled "what is a run-in shed." You're working with someone who has mucked stalls at 6 AM, negotiated hay contracts, and knows exactly what questions to ask when evaluating a property's drainage, footing, barn layout, and zoning. I understand the hard-to-quantify value in horse improvements — the things that make a property worth far more than its square footage suggests, and that a generalist agent will completely miss.

Whether you're searching for a polo estate, a dressage training farm, a Thoroughbred property near the track, or a family place with pasture and trail access — I'd love to help you find it.

What to Love about Equestrian Life in Aiken

Nowhere else in the American South concentrates this much equestrian culture, infrastructure, and community in one place. Here's what makes living and owning a horse property in Aiken truly special:

Year-Round Riding Weather

Year-Round Riding Weather

Aiken's mild winters and temperate summers mean consistent training and trail riding 365 days a year. No blizzards canceling your competition prep. No mud season shutting down your arena for months. This is one of the biggest practical advantages that draws serious horse people here from across the country — and from around the world.

The Famous Sandy Loam Soil

The Famous Sandy Loam Soil

Ask any Thoroughbred trainer why they winter in Aiken and they'll mention the sand. The region's naturally sandy, well-draining soil is genuinely forgiving on horses' legs and joints, and it recovers fast after rain. It's one of the foundational reasons Aiken became a world-class training destination — and why properties here produce sound, healthy horses year after year.

Every Discipline, One Town

Every Discipline, One Town

Polo on Sunday. Dressage on Tuesday. Fox hunting on Thursday. Eventing at Stable View on the weekend. Carriage driving through Hitchcock Woods on a Wednesday morning just because you can. Aiken welcomes every equestrian discipline with equal enthusiasm, which means whatever your passion, your community is here.

Extraordinary Properties at Attainable Values

Extraordinary Properties at Attainable Values

Compared to Wellington, Middleburg, or Ocala, Aiken offers exceptional acreage and well-built equestrian improvements at values that still make sense. Rolling pastures, longleaf pine forests, historic estates, and working farms — the inventory here is genuinely remarkable, and prices reward buyers who move with a knowledgeable local guide.

World-Class Equine Veterinary Care

Your Local Expert for Equestrian Real Estate in Aiken, SC

Buying or selling a horse property is not like buying or selling a house. The value is in the land, the footing, the water access, the barn construction, the fencing quality, the arena drainage, the proximity to trails and venues — details that don't show up on a standard MLS listing and that a generalist agent will simply not know how to evaluate or communicate.

That's where I come in.

I'm Lea McCullough, a dressage rider, lifelong horsewoman, former boarding facility owner, and certified Life and Business Coach who has built my entire real estate practice around the equestrian community here in Aiken. I hold SC Broker License #130548 and operate through Keller Williams. My motto has always been "Live Your Life By Design" — and I believe that applies to horse people more than anyone, because we are building lives around something we love unconditionally.

Whether you're relocating from out of state, upgrading from a backyard setup to a full working farm, or ready to list a property whose value is wrapped up in horse improvements that a standard agent would undervalue — I understand exactly what you have, what you need, and how to get it done.

I serve Aiken and the surrounding Aiken County area, including properties in the Historic Horse District, the Wagener Road corridor, New Bridge, Three Runs Plantation, Fox Hollow, The Paddocks, Edgefield County, Saluda County, and beyond.
